Many of our clients are coming to Sequim or Port Angeles to retire and have been planning to build their retirement homes for years.   While the economic downturn has effected nearly everyone, many retirees have been getting their ducks lined up for years to be able to make this move, purchase a lot and build the retirement home of their dreams.

For these people, there really could not be a better set of circumstances.   While it is unfortunate that so many are hurting around the country, the reality is that there has never been a better time for retirees to buy a lot and build a home.

There are several reasons this is true in this time and in this place.

First, the inventory of lots is higher than it has ever been here, and prices are lower for lots than they have been in many years.   When has a buyer had this much negotiating power for a lot?   In the 30 years I’ve been in the real estate business, I’ve never seen more favorable circumstances to buyers than now.

Second, contractors are getting concessions from subcontractors, and those are savings that are passed on to buyers.

Third, the cost of building materials is down, and while the cost of timber and building materials can only go down so far, it is hard to imagine it being a better time to build.

Fourth, and this is a big one, interest rates are at a true historical low, lower perhaps than they have been in 30 years or more.   Unbelievable!
